Philadelphia, PA Arrow Real Estate Advisors has arranged $16,838,250 in acquisition financing for the Philly Six Portfolio, a six-property multifamily portfolio. The financing was secured on behalf of Axial Partners and provided by ConnectOne Bank. The financing was arranged by Jacob Schmuckler, senior director, and Meir Schlusselberg, vice president of Arrow Real Estate Advisors.

The portfolio consists of 234 residential units across six buildings totaling 179,033 s/f. The properties include Bentley Manor, Champlost Apartments, Godfrey Arms, Hammond Gardens, Spencer Pl., and Park Ave., located at 1410 W 72nd Ave., 1806 W Champlost St., 1725–1775 W Godfrey Ave., 7101 N 15th St., 920 W Spencer St., and 5742 Park Ave., respectively. The assets are primarily situated within the 19126 and 19141 ZIP codes of Philadelphia.
Arrow was engaged in mid-November with a mandate to close the acquisition prior to year-end. Despite a compressed timeline, the team signed up the loan on November 24 and closed the transaction in less than 30 days, meeting the borrower’s critical timing requirements and closing on December 23, 2025.
The primary challenge of the transaction was timing, as the borrower required certainty of execution before year-end. Arrow addressed this by identifying a lender that could move decisively and align with both the client’s acquisition schedule and underwriting needs. ConnectOne Bank ultimately delivered a structure that satisfied all parties and enabled a smooth and timely closing.
